No, tours of The Vineyard of Olive Branch are always complimentary. Please make sure to bring a valid government-issued ID for everyone over the age of 18.
Appointments are not required. We gladly welcome walk ins during regular office hours.

Most applications are processed the same day. In some cases, approval may take up to 72 hours.
Upfront costs typically include the application fee, reservation fee, and either prorated rent or the first full month’s rent, depending on your move-in date.

Rent can be paid securely through the online resident portal or in the office.

Yes. A $50 community fee applies monthly. Pet rent is $25 to $50 per month, when applicable. Monthly service charges include sewer, water, trash, pest control, and an administrative fee.
Yes. All residents are required to maintain renter’s insurance coverage.
Utilities are not included in the monthly rent.
Utility charges for water, sewer, trash, and related services are managed through Conservice after move in. Electricity is set up directly with North Central Electric.

Yes. Residents who refer a new resident may receive a $500 referral bonus after they move in.
Guests allowed
No. Rental rates are structured based on current lease terms and availability, but residents can pay in advance for their convenience.
You will have to pay a new lease term solutions fee. Security deposits are not transferred between communities.
No. Subletting is not permitted.
Early lease termination requires a $2,000 termination fee and 60 days written notice.
Yes. Short term lease options are available based on availability.
Yes. Corporate leasing options are available.

The community features two fitness centers (indoor & outdoor), two resort-style swimming pools, pickleball (coming soon), cornhole, shuffleboard, a pool table, a business center, walking trail with grilling and dining areas, and a private pet park.
The pool is currently under construction.
Yes. Parking is available for residents and guests.
Yes. Washer and dryer units are provided in every apartment home.
Each apartment includes a stove, refrigerator, microwave, and dishwasher.
No. Furnished apartments are not available at this time.
The community offers on site parcel package delivery services for resident convenience.
The fitness centers are open 24 hours a day.
Equipment includes free weights, benches, treadmills, ellipticals, and virtual training options.
Community quiet hours begin at 9:00 pm to ensure a comfortable environment for all residents.
Pet Policy
Yes. We are a pet friendly community.
The pet fee is $450 for one pet and $700 for two pets. Monthly pet rent is $25 per pet.
No breed or weight restrictions apply.
Yes. The community includes a private on-site pet park.

The community is located near Germantown Road.
Public transportation is not available within close proximity.

Vineyard of Olive Branch is located within the DeSoto County School District.

Maintenance
Before move in, each apartment is professionally cleaned, fully inspected, and carefully prepared to ensure everything is in proper working order.
Yes. An on-site maintenance team is available to assist residents.
Residents may submit a service request through the online resident portal, call the leasing office, or email the team directly. Emergency maintenance is available 24 hours a day.
Routine requests are typically completed within 24 business hours. Emergency requests are addressed immediately.
No. Residents are not required to be present while service is performed.
Lockout assistance is available by contacting the leasing office.
